Tacoma, WA · Ruston

Technically its own city.
Feels like the best thing
next to Point Defiance.

One square mile, right on the water, with the kind of small-town feel that's genuinely rare this close to a city.

Ruston is technically incorporated as its own city — tiny, just one square mile — but it lives and feels like Tacoma's most beloved waterfront neighborhood. I've always loved showing homes here because of what happens when buyers step outside: the bay is right there, the trail is right there, and Point Defiance Park is five minutes away. People who end up in Ruston tend to stop looking anywhere else.

The housing is a mix — mid-century homes with good bones, some newer construction, the occasional older gem. The lots are small but nobody buys in Ruston for the lot. They buy for the life it gives them access to. And that part's exceptional.

What it's actually like to live here.

The Feel

Small Town, Real Life

Ruston has a scale that feels human. Neighbors know each other. There's no through-traffic energy, no anonymity. You're close to everything Tacoma offers but you get to live somewhere that feels like its own small world. That combination is harder to find than people realize.

The Housing

Mid-Century & Mixed

The homes here are mostly mid-century — some of them quite interesting architecturally — alongside newer builds and a few older finds. Lots are small, but the location more than compensates. People come for the lifestyle and the housing follows from that.

The Location

Point Defiance at Your Door

Point Defiance Park — one of the largest urban parks in the country — is minutes away. The waterfront trail runs right along the bay. Proctor is a short drive. Ruston is surrounded by some of the best Tacoma has to offer, which is exactly why people stay.

Ruston is a small market and homes here move quietly. If you're thinking about this area, it's worth starting the conversation early — before the right home comes up and goes to someone who was already paying attention.
